The population of Sierra Vista, as of July 2013, was 45,303. If recent trends continue, the city’s population is projected to increase to 49,399 in 2020, for average growth of 1.0 percent annually.

Sierra Vista’s population includes Fort Huachuca as a result of the City’s annexation of the fort in 1971. The resident population of Fort Huachuca (those residing on post) was 7,084 as of January 2012.

The city continues to attract both families and retirees to the area, many of them military veterans, who are drawn by the temperate climate, the stunning scenery, the recreational facilities and the cost of living.

According to statistics released by the Southeast Arizona Association of Realtors, the median sale price of residential property in Sierra Vista in 2013 was $130,000. The average sale price was $140,727.

A total of 1,199 units were sold in 2013, and the average number of days on the market was 163. The average difference between listing price and sale price was -$6,713.

From 2008 to 2010, 43.5 percent of homes in Sierra Vista were renter occupied, according to the U.S. Census Bureau. The largest number of rental units rented between $750 and $999 per month, accounting for 35.4 percent of all rentals. Units renting for $500 to $749 accounted for 23.7 percent, while those renting for $1,000 to $1,499 accounted for 23.5 percent.
