Improvement, enhancement, new residential housing options—that is the theme for the redevelopment of Downtown Itasca as well as the surrounding areas. While Itasca may be best known for its late 19th-century and early 20th- century historic homes, it is keeping an eye toward the future by developing a reputation for itself as a community with foresight, offering much to attract those interested in condos and townhomes.

Recently, Dino Gavanes and Carole Marcinkus, principles of Premier Risk Services, undertook a major construction project at the southeast corner of Walnut and Orchard streets, directly across from the train station and fountain. What once was their one-story insurance office building now has become an impressive four-story multi-faceted development, offering a unique blend of focuses for those within the downtown community. The first floor consists of up to six retail spaces, for which there still is availability, and Premier Risk Services occupies the entire second floor. The third and fourth floors boast seven luxury, two bedroom, two bath condominiums with 1,245-1,800 square feet of living space—all within walking distance to shopping, parks and the community fitness center. Most pets are welcomed. A host of unique features are offered, such as heated underground parking with storage space, elevators, balconies, a gourmet kitchen, granite countertops in kitchen and bath, Whirlpool tubs, crown molding and custom wood trim, 9’ and 10’ coffered ceilings, generous walk-in closets, and panoramic windows, to list a few.

Two new townhome subdivisions also are in the works; neither developer is a stranger to the community of Itasca. Landmark Custom Homes has been in business since 1994 and has contributed greatly to the residential development of Itasca. Construction is underway for its new townhome subdivision, Hidden Oaks Townhomes, located along Thorndale Avenue, which offers much to those seeking the townhome lifestyle. Its models have recently opened and sales are coming together nicely despite the economic woes. Hidden Oaks has a combination brick and stone exterior, two-car garage, full basement (finished or unfinished), and tastefully designed interior with a theme of understated elegance—their careful eye for quality is evident throughout. Two floor plans are available with 1,800-2,600 square feet, 2.5 baths, and either three bedrooms or two bedrooms with a third bedroom or loft. Standard features at Hidden Oaks most often are optional upgrades with other builders—a tribute to their top-quality workmanship, design and business sense. Marble vanities, granite countertops, tall ceilings, stainless steel appliances, premier woodwork packages and Pella windows are a few examples. Most pets are welcomed. Its professionally landscaped courtyards include lighting, benches, and a lush array of plantings to provide privacy and to beautify the area.

Landmark’s Pierce Place Condominium subdivision located in Hamilton Lakes has passed the “half- occupied” marker with three of their six buildings now fully occupied. Construction is slated for completion in about one year. The subdivision consists of six three-story buildings, each with five units. Amenities include indoor heated parking with garage door opener access, secured storage, a centrally located elevator, security entrance system with a color monitor in each unit, Pella windows and doors, and a private balcony with storage. Interior features include hardwood flooring in the kitchen and living and dining rooms, stainless steel appliances, tray ceiling in master bedroom, crown molding and premium woodwork, and granite countertops in kitchen and bath, to name just a few.

The Village has approved another luxury townhome subdivision, Parkview Townhomes, and plans to begin construction are being finalized. Details were not available at press time, so please watch for further information when available.
